No 90-night cap. A few boxes to tick.
Outside London, England doesn't limit how many nights you can let a whole home for. Getting set up properly still matters, and we take you through it in your property review.
- Mortgage lender consentMost residential and buy-to-let mortgages need permission for short lets.
- Freeholder or lease permissionMany leasehold flats restrict short lets. We read the clause with you.
- Short-let insuranceStandard landlord or home policies usually don't cover paying guests.
- Fire safetyAlarms, a fire blanket, extinguisher and clear escape routes, plus a fire risk assessment.

What's your management fee?
A percentage of booking income, agreed in writing before you sign. It depends on the property and how much set-up it needs, so we quote after your free review. Cleaning and linen are charged per stay at the rate shown on your statement.
Do I need to furnish the property?
Guests expect a fully furnished, well-equipped home. If you're starting from empty, we can give you a shopping list or arrange a furnishing pack.
Which platforms do you list on?
Airbnb and Booking.com as standard, plus others where it makes sense for the property.
What about damage?
Guests are vetted, every stay is checked and photographed, and we handle claims through the platform's host protection and the guest's deposit where one is taken.
Can I switch to a long let later?
Yes. Because we also run lettings, you can move between short and long lets without changing company.
